Only thing I would add for anyone looking to assume a mortgage is to keep the exit strategy in mind.  Don&#039;t end up paying $250k for a house because you get the 4.875% rate that is payment equivalent to a $200k house at 7.5%.  A proper appraisal should put a stop to that loan, but hah, you never know.</description>
